Land as an investment in southern Chile: where and how to invest in 2026

The 4 strategies for investing in southern Chilean land, with real 2026 price data and the areas with the best risk-appreciation equation.

Southern Chilean land has been one of the most consistent investments in the country over the past decade. But "buying a plot" is not a strategy: there are at least four, with very different risks and horizons.

Strategy 1: buy and hold (appreciation)

The simplest: buy where demand will arrive, before it arrives. The signals that work are always the same: road paving, saturation of the neighboring premium area, and new infrastructure. The textbook cases in 2026: Curarrehue (Pucón overflow), Ancud (Chacao bridge under construction) and the Carretera Austral corridor (Hornopirén, Puyuhuapi).

Strategy 2: tourist rentals

Build cabins where tourism already exists and bed supply falls short. The equation is best where flow is high and competition low: Puerto Río Tranquilo (Marble Caves), Melipeuco (southern gate of Conguillío) and Puerto Natales (Torres del Paine) top the list. In mature areas like Pucón rentals work, but you compete with hundreds of cabins.

Strategy 3: subdivide

Buy a 2-5 hectare field and create 5,000 m² lots under decree DL 3,516. It is the strategy with the highest theoretical margin and the highest real complexity: SAG approval, internal roads, utility feasibility and time. It works where small-lot prices are high and large-field prices low: around Villarrica, Cunco and Paillaco.

Strategy 4: the Aysén asymmetry

Our August 2026 data shows a median of just 697 UF in Coyhaique versus 3,145 UF in Pucón: the same Patagonia, a quarter of the price. With the Carretera Austral being paved and world tourism growing, the risk-price ratio of Aysén is the most asymmetric in the south. The cost: distance, and lower resale liquidity.

The golden rules

Buy only with an independent title (rol propio), verify water and power (a plot without services resells poorly), distrust the seller's appreciation promises, and include property taxes in your returns. And remember: land liquidity is slow; invest money you will not need for 5 years.
