"Parcela de agrado" is the term Chile invented for a very specific product: the piece of countryside bought to live or rest, not to produce. Understanding what it is (and is not) legally saves you surprises.
What it exactly is
Technically, a parcela de agrado is a lot of agricultural origin, typically 5,000 m² under decree DL 3,516, located outside urban limits. Legally it remains agricultural land: the "agrado" (pleasure) is the use you give it, not a legal category. Hence the golden rule: you can build your home, but under conditions.
Lifestyle plot vs farmland
The practical difference is price per meter: the lifestyle plot sells for its scenery and location (view, lake, proximity to a tourist town), farmland for its productive capacity (soil, water, pastures). A volcano-view plot in Pucón can cost for 5,000 m² what a 5-hectare dairy field costs in Paillaco.
Classic and emerging areas
Consolidated: the Pucón-Villarrica axis and the Llanquihue ring (Puerto Varas, Frutillar) concentrate historic demand and the highest prices.
Emerging in 2026: Curarrehue and Caburgua (Pucón overflow), Lago Ranco (the big lake still to be discovered), Puerto Octay (affordable Llanquihue) and Coyhaique (Patagonia with services, at prices the rest of the south had 15 years ago).
Minimum checklist before buying
Independent title (rol propio), legal access (not de facto), verified water and power, and certification that the land is not indigenous where applicable. All our listings show these data points, with the plot drawn on satellite imagery.
