Plots with water and power in southern Chile: how to really find them

What "plot with water and power" really means, how to verify it before buying, and where to find plots with real services in southern Chile.

"With water and power" is the most used (and abused) phrase in land listings. In southern Chile it can mean anything from "there is a meter installed" to "a cable runs 2 kilometers away". This guide teaches you to tell the difference, and where to look.

The 4 levels of "with power"

Level 1 — Meter installed: the plot has its own connection and meter. The only case where "with power" is literal.
Level 2 — Feasibility approved: the utility issued a feasibility certificate. You still pay for the connection (from ~$500,000 CLP if the grid reaches the boundary).
Level 3 — Grid on the road: poles pass in front of the plot but nobody has requested feasibility. Usually connectable, at variable cost.
Level 4 — "Power nearby": the grid is hundreds of meters or kilometers away. Extending the grid costs millions per kilometer; consider solar.

The same applies to water: connected rural drinking water (APR), existing well (check summer flow), spring or creek (with registered water rights?) and the meaningless "there is water in the area".

Where plots with real services are more common

By grid structure, the best covered areas are the consolidated axes: Villarrica-Pucón, the Llanquihue lake ring (Puerto Varas, Frutillar), the surroundings of Temuco, Valdivia and Osorno, and the central valley of Coyhaique. The further from pavement, the more likely the right answer is solar plus your own water.
