Magallanes is a different market from the rest of the south: here you do not buy a forest with a lake, you buy steppe, wind, ranching history and the gateway to Torres del Paine. Published supply is scarce (on our portal too), so this guide is qualitative: market ranges rather than statistical medians.
The three submarkets
1. Puerto Natales and the road to Paine. The most dynamic and the most expensive per hectare. Land on route Y-290 and with views over Última Esperanza sound is contested by hotel projects: Paine tourism (hundreds of thousands of visitors per year) sustains values that can far exceed an equivalent field in Aysén.
2. Punta Arenas and its outskirts. An urban-industrial market: lots and small farms near the city, with stable local demand and, recently, interest driven by the green hydrogen projects repositioning the whole region.
3. The estancias. Tierra del Fuego, San Gregorio, Laguna Blanca: ranching estates of hundreds or thousands of hectares, priced per hectare depending on carrying capacity, water and sheds. It is the lowest per-hectare entry point in Chile, comparable only to deep Aysén.
What to expect for your budget
As a market reference: urban lots in Natales from a few tens of millions of pesos; plots with tourism potential near Paine at values comparable to Pucón or Puerto Varas; estancias negotiated directly per hectare. If your goal is tourism, the Puerto Natales equation is unique: guaranteed worldwide demand and land supply limited by parks and historic estancias.
