The median price in Los Ríos

Across active priced listings, the regional median is 4,000 UF (about 159 million pesos), with a median of 0.70 UF per m²: the highest among the Patagonian regions. The sample is smaller than in La Araucanía or Los Lagos, so treat it as a reference, not an appraisal.

Why so expensive? Because published supply concentrates in premium lake areas: the Seven Lakes of Panguipulli and the Lago Ranco basin. Farmland along the Route 5 axis (Paillaco, Máfil, Los Lagos) trades much lower and is the affordable entry to the region.

What explains the Los Ríos premium

Three things: guaranteed water (the rainiest inhabited region of Chile), less crowded lakes than Villarrica or Llanquihue, and structurally low supply since much of the land is protected forest or large estates that are not subdivided.

Where to look in 2026

The southern shore of Lago Ranco (Riñinahue, Ilihue) remains cheaper than the north; Coñaripe and Liquiñe capture thermal tourism below Pucón prices; and coastal Valdivia (Curiñanco, Los Molinos) offers ocean views with city services 20 minutes away.
