Coyhaique: the benchmark
In Coyhaique, with 7 active listings, the median matches the regional figure: 697 UF. For under 30 million pesos you can buy a plot near the only regional capital in Patagonia with full services: hospital, university, airport (Balmaceda) and commerce.
Why Aysén is (still) so cheap
Distance and supply: the region has the lowest population density in Chile and enormous available land. But two forces are changing the equation: the progressive paving of the Carretera Austral and worldwide tourism (the Marble Caves and Lake General Carrera appear on every must-see list). Cheap land with growing demand is the definition of an opportunity.
Where to look
Three axes: the Simpson valley around Coyhaique for living, Puerto Aysén for the green fjord Patagonia, and the Río Tranquilo-Chile Chico corridor for tourism projects on Lake General Carrera. Further south, Cochrane and the Baker river are the final frontier, with some of the lowest per-hectare prices in the country.
